Terms of Services

Terms and Conditions for Holiday Rentals are not negotiable and subject to change. All booking requests are subject to confirmation by the Agent.

As a guide to bookings, the following seasonal definitions apply:

Peak Season
  • 23 December to 31 January
Shoulder Season
  • All Victorian school holidays
  • 3 December to 22 December
  • 1 February through to Easter Thursday
Long Weekends
  • All long weekends (3 or 4 days) incur individual pricing structure.
Off-peak Season
  • All other times of the year not listed above.
Booking requirements
  • 7 night minimum during Peak Season (unless otherwise specified)
  • 2 night minimum during Off-peak and Shoulder Seasons other than specified long weekends.
  • 50% of the rent to be paid within 24 hours of acceptance. All bookings will incur a Getaway
  • Rental booking fee of $55 (inc. gst), plus any reseller fees.
  • Payment can be made by EFT or credit card. Merchant fees for credit card transactions apply.
  • Balance of rent and bond to be finalized 30 days prior to arrival date. Failure to pay in full by this date may result in the cancellation of your booking.
  • Bookings made within a week of arrival date must be paid for in full (including bond) at the time of booking.
Security Bond
  • A security bond is required for all holiday rental bookings. We hold your security bond in trust and refund to you after the property has been inspected and cleaned post departure. Payment can be made by EFT, or credit card. Merchant fees apply for credit card transactions.
  • Security bonds will be refunded within 7 business days of the guest’s departure unless a bond claim is made. Security bonds that are paid by credit card will be refunded to that same credit card, with no exceptions. This is a security measure to help prevent fraud.
  • The cost of any damage to the property caused by the tenant, or any other occupants, is recoverable by the landlord and deducted from the bond.
  • Disputes regarding damage, cleaning or rubbish will not be entered into unless reported to our office upon arrival at the premises.
  • Damage or breakages to the property must be reported to us immediately. If a tenant or any occupant is at fault, charges will be deducted from the security bond. If the Agent is required to access the property due to damage or the need for extra cleaning, a $150 call out fee will be deducted from the security bond.
  • The number of occupants must not exceed the number agreed with the Agent upon booking. We must be notified by email prior to arrival, of any increase to the number of tenants agreed to. The landlord will be compensated $100 per person for extra guests. The number of guests may determine the amount of bond held.
  • Tents, caravans, and other forms of “extra” accommodation at a property are not acceptable and may result in the forfeiting of your security deposit.
Booking Conditions
  • As a tenant, you are required to maintain the general tidiness and cleanliness of your holiday rental accommodation. Accordingly, please leave the property in the same condition as you found it on arrival. The property is serviced following your stay, but items below must be attended to prior to your departure.
  • Dishes need to be washed dried and stacked away and/or dishwasher emptied.
  • If you have used the linen service, used items must be accounted for and left for collection in the bathroom.
  • BBQ must be clean – a cleaning fee of $85 will apply if not left clean on your departure.
  • All rubbish to be removed and placed into appropriate garbage bins provided. All rubbish is to be bagged, and no household rubbish left inside the house. Baby nappies/diapers MUST be bagged before being placed into rubbish bins.
  • You must leave rubbish out for collection if you are staying in a property on a collection day. Failure to remove rubbish will incur a minimum fee of $60 which will be deducted from your bond. Absolutely no loose rubbish to be left behind (i.e. boxes/bottles/packaging etc.);
  • If any, or all of these items are not attended to, the additional cleaning time and associated costs required to bring the property up to standard will be deducted from your bond.
  • SMOKING IS NOT PERMITTED . All properties are smoke free zones (both inside the home and outdoors). Any evidence of smoking or butts left at the property, including grounds and garden, will incur an additional cleaning/removal fee of $40 and will be deducted from the security bond.
Arrival and Keys
  • Unless otherwise agreed with the Agent prior to your arrival, check in time is no earlier than 3.00 p.m. and check out is 10.00 a.m.
  • Codes to key lock boxes will provided prior to your stay.
  • Any associated costs with the loss of keys, damaged keys, or the need for a locksmith, will be deducted from your security bond.
  • If housekeeping staff are inconvenienced or need to be rescheduled due to late departure, guests may incur additional costs.
  • Our properties are NOT available for functions, weddings or large gatherings.
  • No bookings for school leaver groups (Schoolies) are permitted into any property.
  • General holiday entertaining only is to be undertaken at your holiday rental property.
  • A minimum fine of $1000 will be incurred should an unauthorised function be held at the property, and the bond may also be forfeited. If security or police are called to the property for any reason, the tenants may be evicted.
  • Commercial activities of any kind are prohibited at any property (unless otherwise approved).
  • Pets are only allowed where specific arrangements have been made PRIOR to arrival, or if the house is deemed as “pet friendly”.
  • A levy of $50 per pet is payable.
  • Pets must have their own bedding and food bowls.
  • Pets must not be on household bedding or furniture at any time.
  • Pets must not be locked inside if the tenant is out.
  • Constant barking/howling is not acceptable and may result in the termination of the booking.
  • Courtyards and garden areas must be checked before departure and any mess must be cleaned up prior to departure.
  • Pets are extensions of tenants. Any damage to the property, including damage to plants, driveways, irrigations systems, hoses, outdoor furniture, etc. will be charged against your bond.
  • Excessive cleaning required due to staining or pet hair will also incur a cost.
  • Unless specified otherwise, personal bed and bath linen is not included in the rental cost. Our properties are equipped with pillows, doonas, blankets etc., but tenants are required to provide top and bottom sheets, pillowslips and bathroom items. Alternatively, Getaway Rental provides a linen hire and make up service at a cost of $50 per bed.
WIFI and Television
  • Unless otherwise stated, telephone and internet access are not available at our short stay rental accommodation properties.
  • Access to and use of WIFI (where available) is subject to the terms and conditions set out below:
  • The owners will take reasonable action to provide reliable, secure, and stable access to WIFI, but does not guarantee that service will be continuous, fault-free, secure, or accessible at all times.
  • The owners will not be liable if access to the guest WIFI becomes unstable, unsecured, slow, or unavailable for any reason whatsoever.
  • Should the WIFI not be available due to technical or service issues NO COMPENSATION WILL BE GIVEN.
  • TELEVISON RECEPTION varies due to weather conditions and location. We cannot guarantee the quality of the reception at individual properties. Please do not, under any circumstances, attempt to re-tune the television as you may be liable for the cost of having it professionally reprogrammed.
Gardens, Parking, and Maintenance
  • All maintenance issues and/or appliance failures, will be attended to as quickly as possible. However, attention to these matters may be subject to public holiday and availability restrictions.
  • If a service person, (e.g lawn mowing, pool maintenance, repairs), is required to enter the property, all efforts will be made to advise the tenant prior. However, due to weather or scheduling, entry to the property during peak periods may be without warning.
  • Swimming Pool or Spa settings are automated and must not be tampered with .
  • Toilets – do not flush any sanitary products or foreign objects down the toilet.
  • Parking – is only permitted in allocated bays, and driveways within the property. Do not park on nature strips, lawns or garden beds and do not obstruct neighbours’ properties at any time.
  • BBQ gas bottles – you will be reimbursed if the bbq gas bottle needs to be refilled during your stay. Please take it to the nearest change-over point and send a copy of your receipt to the Agent.
Tenants Possessions
  • The Owners and Agent take no responsibility for your personal property during your stay, or any items left at the property on departure.
  • When requested, we will endeavour to recover and return items left in your holiday rental property, but we not take responsibility to do so. If required, items will be returned by COD and any large items will only be held by us for a period of 2 weeks before being donated to charity. A $50 fee will be charged if items are stored and require collection. It is your responsibility to thoroughly check for personal belongings prior to leaving the property.
Booking Changes
  • While we take great care to faithfully manage the availability of our properties, there may be certain circumstances beyond our control where that availability changes. (eg. an owner decides to sell the rental property, natural disaster, etc.) We therefore reserve the right to change availability in such circumstances.
  • However, if the above impacts on a booking, we will always strive to find an appropriate alternative property or we will refund your rental deposit in full.
  • If the tenant needs to change the booking dates, these changes will be subject to owner’s approval and the property’s availability and must be made no later than 30 days prior to arrival. An administration fee of $60 will apply for any changes to dates. If applicable, any changes to rates or costs (e.g. urgent cleaning fees) will be borne by the guest.
Cancellation Terms
  • All cancellations will incur a $200 administration fee.
  • If a full replacement booking can be secured, all monies paid will be refunded, less the cancellation administration fee.
  • If a part replacement booking can be secured, the guest may be responsible for those days not covered by the replacement booking.
  • Monies paid (excluding the bond) will not be refunded if the property cannot be rebooked.
  • Shortened Stay: the unused portion of the rental is not refundable.

Please note that by making a booking it is acknowledged that you have read and agreed with the above Terms and Conditions and that you recognize any infringement of these Terms and Conditions may result in a penalty including cancellation of your stay, or a fine.
All fees are inclusive of GST and please note that any additional work required above and beyond our standard Terms and Conditions may attract additional costs.
